THINKING OF PURCHASING A CARAVAN AT ROCKLEY PARK?
Not all bad things happen to all owners but please consider the following before you make that very important decision.
Depreciation; As soon as you have signed on the dotted line your luxury mobile home becomes a tin box on wheels on a plot of land owned by Poole Council (this is roughly what you will be told if you try to sell it back to them). Of course everything you buy depreciates but the mark up is so huge on caravans that you will be absolutely shocked how little your van is worth.
Do your homework, get a copy of “WHAT CARAVAN” which is published yearly and can be found at most W.H.Smiths as it has the prices of the present years caravans or alternatively contact the manufacturers.
Location: Since Rockley Park is located adjacent to a notorious housing estate and all and sundry have access, location is paramount.
Avoid through routes and areas with access to many caravan pitches.
Avoid the bottom area of the park near the camping area as this is nearest to the housing estate and don’t forget that Ham Common is common land as is the beach and harbour side and provide a good gettaway point for the local thieves and druggies who use it regularly.
Anywhere near the complex can give you other problems like noise and loutish behaviour at the very least.
Letting: Since Rockley Park caravans are 95% owners caravans the “Budget Holidays” you see advertised in the tabloids are your caravans.(your not going to make much there, are you?) and make no mistake that you will pay dearly if you get the wrong type of holidaymaker.
You will be safer if you use a local agent to let your caravan through.
Finance: You are virtually taking out a mortgage on excessive negative equity property if you find you made a mistake you still owe the money but your van wont even touch what you owe.
Owners Association: Join it! In fact, don’t just join, become an active member of it as you are going to need it to be strong and influential.
Security: Find out exactly what sort of police checks are done on security staff and other members of staff. Don’t forget that they have access to your caravan at anytime whether you are there or not but most importantly how safe are you, your children or your belongings.
Teenage children are more at risk from the local yobs and druggies so keep a keen eye on what they are doing and who they are mixing with.
