Rockley park is situated next to a large municipal housing estate and is often visited by troublemakers hence, the oft seen presence of police cars .
It is also next to a marine camp and the noise of helicopters often spoils the serenity
We have been here since 1999 and the ground rent has always gone up way above the going rate of inflation.
Fuel bills on average are over £300/ year
The owners facilities are not FULLY open from 2nd March through to 2nd January.

I would suggest that the following also be added to the list.
Remember that in addition to the fuel costs and rising ground rent there is also insurance and the local rates to be considered (April time)
These costs are possibly informed at the time of purchase but overlooked afterwards and there are also the ‘safety’ checks to consider, Gas & electricity........ more expense.
We purchased Nov 1999, I have calculated that if you take all the costs the total is approx £3850 to £3950 when the ground rent is just over £3000 It is quite a large amount to budget for but it does get covered by renting (privately).
One piece of advice I would give is not to rent through Rockley Park (Bourne Leisure).
