
Hi, is there an owners forum for Golden Sands at Mablethorpe? We bought a 2001 Atlas in June 2007, since then have been constantly pestered to upgrade even though we have only stayed there for one week and wanted to get to know the place. We did a guaranteed rental for this season and when we turned up for our week found damage to the bedroom and to the outside, apparently this was reported to BL in August by a subletter and in October when we arrived we reported it and were told that yes they knew about it but still nothing had been done, not a very good start to our association with BL

I have a caravan at Kiln Park, Tenby, South Wales, which is a Bourne Leisure site.
I want to sell because it has been nothing but hassle and stress since we bought it last year (August 2006).
We have had to keep on to them since last August to get things done that was promised at the point of sale. When we seem to be getting somewhere the member of staff we are dealing with has left.
We had enough this summer with the sub-
Eventually we managed to speck to her and was told that up to 07/07/07 we had £3855 in our account. I asked if this amount was for any future bookings and was told no. We decided that we would keep the caravan at least until the end of the year as we had the summer weeks to be added to the amount we were told and it should cover the expenses, or most of them, we have.
In August we got a statement showing that our earnings up to 25/08/07 was £4155, just £300 more than we were told we had in July. When I phoned to enquire where the money was, surprise, surprise the girl we spoke to in July had left and there was no way that she could have told us what we had in our account and they didn't know how she came to that figure.
To say we are not happy is an understatement but there is more.
When we said about selling the caravan they wouldn't buy it back off us as it wouldn't cover the cost of the HP and they gave us a private selling pack.
The thing that is bugging me now is that when WE sell OUR caravan privately, doing all the advertising and showing people around, BL will take 15% commission. I asked why we should pay this and apparently it is for the paperwork.
This amount of commission for something they haven't done seems way too much. If THEY sold the caravan and done all the advertising it wouldn't be so bad (although still too high a percentage) but to take it just for the paperwork is outrageous.
Is this legal?
I would be grateful if you could advise me if i could use a solicitor of my choice and save about £2000 or have i got to pay this commission?
I know i have gone on a bit but there is more which has gone on. I feel that we were misled in July and we would have tried to sell it through the summer but thought it wouldn't be too bad if most of the expenses were covered.
Please can you give me any advice as i am sick of the way we have been treated?
It's a pity really because the park and the pitch we have are quite nice, close to the beach and far enough away from the complex but not too far.

After reading your web page on owners association i have found it very informative, and would ask you for help and advice on how to start an owners association , we are owners of holiday homes at hopton holiday village, currently facing huge increases in site fees in the region of £1000.00
And after reading comments on your web page owners at hopton have and are facing identical problems
i have read one story on your web site, of someone asking who the chief executive is at bourne leisure his name is John dunford the big man himself is John cook we have recently written to both with our problems with no joy as yet. We are also running a petition at hopton for all owners to complain about the bad after sales ect ect plus the extortionate site fees for 2008,
